Design Modifications

Need changes made to one of our plans? Want a bigger kitchen, a breakfast nook, a den, larger walk-in closets, or an additional bathroom? An attached garage? How about changes to the exterior? Different columns or roof form or pitch? A rear deck? There are numerous opportunities to make changes to our homes to customize them for your specific needs or desires. We can offer options and suggestions based on our extensive experience or even create a new line of home plans and exteriors if desired.  Give us a call and we’ll be glad to discuss with you the time and fees involved to create a ‘custom’ plan for you or we might even already have it in our portfolio.


Locale Modifications

Each set of plan bears the seal of an architect registered in the state of North Carolina and includes energy and fenestration calculations based on North Carolina. And if there are specific context issues, the exterior of our homes can be easily modified to ‘fit in’ with the look of your existing neighborhood.


Historic Approval

While most of our homes have been approved by the North Carolina State Historic Preservation Office for use in certain historic districts, we’ll be glad to handle any state or local approval for the use of our homes in your specific historic district. We have extensive experience with the staff of the State Historic Preservation Office and since their office is less than a mile from our office, we can offer quick review and responses to your requests. We also have extensive experience working with local Historic Districts Commissions and are very familiar with the Certificate of Appropriateness process. Let us know how we can help.


Handicap Accessibility

Our single story home plans can be modified to meet standards of the American Disabilities Act by providing larger doorways, larger turn-around space in kitchens and bathrooms, accessible bathing fixtures, toilets, and sinks, and accessible cabinetry to accommodate the handicapped and elderly. Our standard crawlspace foundation can be easily replaced with a structural concrete slab on grade to avoid unnecessary ramps.

We have years of successful experience working with neighborhoods, community development groups, and political entities in developing appropriate home sizes and styles for a specific area. Whether you’d like to utilize our existing homes, create a new series of homes or even a new neighborhood, let us know how we can help with public meetings, focus groups, presentations, or even site planning.
